📰 Mentor Yard Waste Collection Starts Today

The City of Mentor’s Yard Waste Program runs from early April through mid-December each year, with expanded services during the fall. From October 21 to December 14, 2024, homeowners can increase their yard waste disposal from 12 units to 25 units per week. A unit is defined as a single bag, bundle, or container.

Key guidelines for disposal include:

  • Each unit must weigh under 35 pounds.

  • Branches should be no more than 3 inches in diameter and cut into 4-foot bundles.

  • Only biodegradable paper bags are accepted for waste, while plastic bags are not. Reusable containers with a 32-gallon capacity can also be used, as long as they are marked “YW” and have drainage holes near the bottom.

During the fall season, the city anticipates higher yard waste volumes and will deploy additional trucks and staff, potentially affecting collection times. Homeowners are encouraged to set out waste the night before their scheduled collection day to avoid missed pickups.

For more details, visit the Waste Removal and Recycling page or contact the Public Works Department at 440-974-5781. Note that the start date of the fall collection was incorrectly listed as October 1 in the city newsletter.

📈 Buying a Home During Chapter 13 Bankruptcy: A Step-by-Step Guide for 2024

Buying a house while in Chapter 13 bankruptcy may seem challenging, but it is possible, particularly with government-backed loans such as FHA, VA, or USDA. These loan programs allow borrowers to apply for a mortgage after just 12 months into their repayment plan. However, meeting lender requirements is crucial to improve your chances of approval.

Chapter 13 bankruptcy differs from Chapter 7, as it involves a structured repayment plan rather than liquidating assets. Lenders tend to view Chapter 13 more favorably, given that debtors are actively working toward paying off their debts. This makes it easier for individuals in Chapter 13 to qualify for a mortgage, as long as they make timely payments and demonstrate financial stability.

Understanding Waiting Periods

The waiting period to apply for a mortgage depends on the loan program you are considering:

  • FHA, VA, and USDA loans: You can apply 12 months into your repayment plan. There's no waiting period after a discharge for these loans.

  • Conventional loans: These require a two-year waiting period after discharge and will not consider applications during an active Chapter 13.

Each lender sets its own standards, so it’s vital to shop around for one willing to work with borrowers undergoing bankruptcy.

Chapter 13 Status and Mortgage Eligibility

If your bankruptcy has been discharged, it shows that you've completed your repayment plan and managed your debts responsibly. Lenders are more likely to approve loans post-discharge, particularly with government-backed mortgages, as there's no waiting period. However, conventional loans require a two-year gap. If your bankruptcy was dismissed, the waiting period may be longer, up to four years for conventional loans, unless there were extenuating circumstances.

Steps to Buy a House in Chapter 13 Bankruptcy

  1. Assess Your Finances: Analyze your budget, income, and expenses to determine how much house you can afford without compromising your Chapter 13 plan.

  2. Consult Your Attorney: Seek legal advice to understand how buying a home will affect your bankruptcy case.

  3. Secure Court Approval: The bankruptcy court must approve new debt, including a mortgage, before proceeding with the home purchase.

  4. Work on Your Credit Score: Pay off debts and avoid new ones to improve your credit rating, which can lead to better mortgage terms.

  5. Obtain Mortgage Preapproval: Provide financial information to a lender to secure preapproval, which will help define your home search.

  6. Start Your Home Search: With preapproval in hand, look for homes that fit within your budget, considering long-term costs like taxes and maintenance.

  7. Close the Deal: After securing financing and completing the necessary paperwork, you can close on your new home and begin life as a homeowner.

Tips to Increase Mortgage Approval Chances

To boost your likelihood of securing a mortgage, make timely payments on your existing debts, work on improving your credit score, and consult lenders who specialize in working with bankruptcy filers.

While the path to homeownership during Chapter 13 may require extra steps, it is achievable with the right planning and patience.

🏈 Browns’ Season Unravels: Watson Injured, Bengals Secure 21-14 Victory

The Cleveland Browns suffered another tough loss, both in the game and on the injury front, as they fell 21-14 to the Cincinnati Bengals. Quarterback Deshaun Watson is out for the season after sustaining an Achilles injury in the second quarter. Backup quarterback Dorian Thompson-Robinson also left the game with a finger injury, leaving third-string quarterback Jameis Winston to finish the game. Winston performed admirably, leading a scoring drive and looking the most effective of the three quarterbacks.

Nick Chubb returned to the field but struggled in his limited role, totaling just 22 rushing yards on 11 carries, though he did score a touchdown. Tight end David Njoku was the standout receiver, leading the team with 10 catches for 76 yards and a touchdown, while wide receiver Cedric Tillman had the most receiving yards with 81 on eight receptions. Despite their efforts, the Browns fell to 1-6 on the season.

The Browns' defense had some bright spots, holding the Bengals to 14 points and registering several sacks, including contributions from Shelby Harris, Za’Darius Smith, Isaiah McGuire, and Maurice Hurst II. However, they still struggle to force turnovers, and the team's season looks grim with just one healthy quarterback left on the roster.

As the season appears to be slipping away, the Browns may need to shift focus to younger players and consider trading veterans like Za’Darius Smith, Dalvin Tomlinson, Shelby Harris, and Jack Conklin to rebuild for the future.
