📈 Mentor’s Retail Vacancy Climbs Despite Positive Trends in Lake County

cityofmentor.com

The Cleveland retail market for the third quarter of 2024, as detailed in a report by CoStar, tracks over 200 million square feet of retail space across eight Northeast Ohio counties. These counties include Ashtabula, Cuyahoga, Geauga, Lake, Lorain, Portage, Medina, and Summit. The overall vacancy rate for the third quarter held steady at 4.3%, though it reflects a slight increase compared to the 4.0% vacancy rate recorded during the same period in 2023.

Lake County, home to approximately 18 million square feet of retail space across 1,422 buildings, saw positive shifts in occupancy. The vacancy rate in Lake County dropped to 4.6% in the third quarter, improving from 5.5% in the second quarter of 2024 and showing a significant decrease from 5.3% in the third quarter of 2023. The city of Mentor, the largest contributor to Lake County’s retail landscape with 7.9 million square feet of space, accounts for 43% of the county’s total retail space.

However, Mentor's vacancy rate rose to 6.6%, marking a 0.4% increase compared to both the second quarter of 2024 and the same period in 2023. Among the largest vacant properties in the city are spaces at 7960-8000 Plaza Blvd (72,870 square feet), 7723 Mentor Ave (64,500 square feet), and 8445-8485 Market St (38,000 square feet).

This analysis was prepared in October 2024 by the City of Mentor’s Planning and Development Department.
